A PNP PROPERTY GROUP PROJECT
The plans prepared by Denton Corker Marshall Architects, for a multi storey mixed use development comprising a café and health club at ground level, 89 residential apartments within floors 1 -13 and associated basement car parking, at land described as 10 - 12 Davey Street, Frankston.
The development adopts a contemporary form with a key design philosophy to incorporate a ‘floating’ element above the ground level podium in response to the existing buildings that are subject to a Heritage Overlay (HO49), whilst the levels above are designed to maximise premium views towards the bay and the central Melbourne city skyline to the north west and views towards the bay and Port Phillip Heads to the south west. At ground level the public realm is activated via the introduction of a café within 10 Davey Street and associated alfresco terrace, whilst a health club is proposed within 12 Davey Street.
The proposal has evolved over a period of several months during which a number of pre-application discussions have been undertaken with Senior Council officers and representatives of the Department of Planning and Community Development, in line with the emerging urban vision of mid to high-rise development within the Frankston Activity Centre.

LEWIS ST, FRANKSTON
The developers had purchased a rundown 6 unit site with the ambition of knocking its over and building 6 new units, however once we had conducted a evaluation it was confirmed that by knocking down the 6 units under the new rescode laws, the project would only take 4 new units, our recommendation was to renovate the existing units as new. A full renovation was agreed allowing the project to retain the 6 units, the units were striped back to the shell and fully rewired plastered plumbed, new roofs and concrete drives, the developer spent 300,000 in the renovation, a fraction of the cost considered to 4 new units, the units fetched new units prices in the area, this project showed a 40% net profit, had the developer gone with the original idea of knock down, the profits would have been based on 25% margin and much more money outlaid.

We were engaged to source a development site with little entry point, Norlane Geelong provided a low entry point and good return on investment, we sourced and negotiated the property on the clients’ behalf, then designed the project and obtained all the necessary permits.
The existing home was renovated and a new unit built at the back, at the time of sale in 2008 the back unit was sold for a record sale price in Norlane of $235,000 which is still high today yet another record sale price in the area for property subdivision, the front unit was sold for $150,000 not a bad earn considering the client purchased the whole project for $145,000.
The profit on this project was $97,000 within 14 months, the client put in out of their own pocket $45,000 that's over 100% return on the money, and we did the whole project whilst they worked full time jobs.
Norlane renovation to existing home and 2 new dwellings in the rear
Client brief to find and locate a suitable development site that would accommodate 2 new units, property subdivision located and negotiated on the client behalf for the property in Norlane Geelong it provides the perfect opportunity for new time developers to enter into the development market with little money and risk our designs are creatively put together to show a typical terrace or duplex style development maximising the space and provides 2 new DS units of 14 SQM, our new developer client took advantage of our property sourcing service and is now well on the way in making over 180,000 in profit form one development within 12 months whilst still working his 9 to 5 job.

Client brief for a 3 bedroom Double story town house in the rear of existing property, with this in mind and knowing that the council in the area was cracking down in DS in rear of property's property subdivision has taken on the challenge of obtaining permits whilst providing a guarantee and peace of mind to the client.

The Clients brief was to permit 3 Double story town houses in Highton , whist maximising the vies , our architect took on the challenge and whilst 3 double story in a total development of 3 would not normally be acceptable in any development we have once again completed the impossible due to the aesthetic design and layout of each dwellings council have excepted the proposal.

Property Subdivision was called in by the local agents and commissioned to completed schematic plans and façade for the building at 1 Balmoral Street Frankston.
The owners had had the building on the market for over 1 year without any success.
Property Subdivision assessed the building and provided new floor layouts and a photo montage of a proposed new façade for the building. This then formed part of the marketing material and the project was sold shortly after.
Meadow Lane, Mt Eliza
8 Meadow Lane Mt Eliza is situated in a quiet suburban family street and we wanted to create a home just like that to match in and fit with the neighbourhood as well as bring an element of luxury to the owners.
Our architects designed this single storey dwelling containing four bedrooms, two living areas, a dining room and a three bathroom home. With a large beautiful alfresco area, this home is not only great for a family, but also allows for an entertainers delight.
We also made great use of the roofing height by creating an attic for further storage, entertainment media room and a study for the kids or a hideaway retreat for the parents.
Camellia Crescent, Norlane
Box Hill
The client wanted the permits for three double storey town houses on their property in Box Hill. Our architect took on this challenge with amazing results.
Each house comprises of two to three bedrooms, two bathrooms and each have a private terrace for the family to relax and entertain.
